Canaries Thrives, Yet Lags Behind in Property Transactions: Only a 20% Increase

Canary Islands recorded a total of 2,115 homes sold in May 2025, according to the latest data published by the National Institute of Statistics (INE) in the Statistics of Property Rights Transfers (ETDP).

This figure represents an increase of nearly 20% compared to the same period last year and a revival considering that in April, transactions decreased by 19.3%.

However, the growth is not sufficient, and the Archipelago ranks as the second community with the least increase in home sales, following the Balearic Islands (18.8%).

One of the most notable pieces of data from the Canary Islands is the significance of new homes, which reached 598 transactions in May.

This means that more than 28% of the sales in the archipelago corresponded to newly built properties, a percentage higher than that recorded nationally (approximately 21%).

This data positions the Islands among the communities with the highest number of new home sales, only behind large communities such as Catalonia (1,780), the Valencian Community (1,698), and Madrid (1,559).

Despite this, used homes are increasing in number, as three out of four sales completed that month in the Archipelago (1,517) were for second-hand properties.

Of the total homes sold in the Canary Islands, 1,996 were free homes, accounting for 94% of the total.

Regarding protected housing, 119 transactions were recorded, in line with the pattern observed in most autonomous communities, where free housing dominates the market.

When analysing the number of property transactions registered per 100,000 inhabitants (considering the population between 18 and 84 years), the Canary Islands stands at 112 transactions, below the national average of 154.

Within the archipelago, Las Palmas recorded 1,097 property transactions, while Santa Cruz de Tenerife counted 1,018.

In both cases, used homes continue to have a significant weight: 787 transactions in the eastern province and 730 in the western province.

At a national level, there were 61,054 property transactions recorded in May, of which 12,785 were new homes and 48,269 were used.

All autonomous communities experienced a year-on-year increase in property transactions in May, with Castilla-La Mancha (+69.4%), Galicia (+65.4%), and La Rioja (+59%) being the regions with the highest growth rates.

Murcia (+57.2%), Cantabria (+55.1%), Castilla y León (+54.2%), Asturias (+51.6%), and Aragón (+51.4%) also exceeded the national average.

At the opposite end, the Balearic Islands (+18.8%), the Canary Islands (+19.8%), and Navarra (+24.8%) recorded the most moderate increases.

Meanwhile, Madrid noted a rise of 39.4%, Catalonia 38.7%, the Valencian Community 35.2%, and Andalusia 34.1%.
