Tenerife’s Most Densely Populated Areas to Launch 400 Affordable Housing Units

By Rodrigo Padilla/JC Mateu. | The Canarian Housing Institute (Icavi), part of the Ministry of Public Works within the Government of the Canary Islands, has initiated procedures for the development of a total of 199 protected residences in the most populous municipalities in the southern region of Tenerife. This number will be doubled following the announcement made yesterday regarding the approval for the free transfer of two additional plots in Llano del Camel and Amarilla Golf, situated in the municipality of San Miguel de Abona.

The mayor, Arturo González (CC), stated yesterday that approximately 200 homes are expected to be constructed in both areas, as part of the Canarian Housing Plan, which focuses solely on rental options “to facilitate access to affordable homes for more families.” According to local estimations, the project is slated to begin this year, aiming for construction works to commence in 2026.

As highlighted by the Sanmiguelero councillor, a significant aspect of the land transfer is that, in alignment with the stipulations of the Housing Law, residents registered in the municipality will have priority in accessing the publicly funded protected housing, as the regulations confer that advantage to local inhabitants. The plots span over 3,700 square metres each, located on Mencey de Güímar Street (yellow golf) and Lucio Díaz Flores Feo Avenue (Llano del Camello).

The director of Icavi, Antonio Ortega, described the transfer of these plots as a “crucial opportunity” to meet the increasing demand for housing in the southern part of the island. “Through the transfer of these lands, we are taking a decisive step in addressing the housing emergency that impacts many individuals across the archipelago, enabling them to secure a decent and affordable home,” he remarked.

The Canary Islands Housing Plan also includes the ongoing construction of 11 publicly funded residences in the Jury, located within the municipality of Granadilla de Abona, having declared the process for the contracting file as urgent, thereby halving the legally mandated timeframes.

In this same southern municipality, the second most populated area in the region after Arona, the Canarian Housing Institute has confirmed the acceptance of the proposal to award the contracting committee for the preparation of the basic and execution project for 59 publicly funded homes across two plots. Specifically, on Cho Cover, where 47 residences will be developed, and in Poncela, which will accommodate 12 apartments.

Both projects will encompass electrical installations, fire safety systems, thermal facilities, plumbing, sanitation, and telecommunications, as confirmed by ICAVI.

Moreover, the forecasts from the Ministry of Public Works in the Government of the Canary Islands involve actions supported by the Next Generation funds from the European Union.

The Canarian Housing Institute has already allocated the drafting of housing projects for 60 units in Arona, an additional 45 in Adeje, and 24 in Isora Guide, with these figures combined with the prior initiatives reaching a total of 199 new protected residences, in addition to the 200 dwellings announced yesterday by the City of San Miguel de Abona in Llano del Camello and Amarilla Golf.
