The growth of the holiday homes in southern Tenerife continues to accelerate, with an addition of 1,799 new places, resulting in a 17% increase from January to September this year, according to the Experimental Vacation Housing Statistics released by the Canarian Institute of Statistics (ISTAC).
This trend is primarily concentrated in the six municipalities boasting the most significant tourist activity in the region (Adeje, Arona, Guía de Isora, San Miguel, Santiago del Teide and Granadilla), which collectively account for 74% of the Island’s tourist capacity, whether through hotels, apartments, or this type of accommodation. Together, they provide a total of 154,941 places (hotel, non-hotel, and vacation) out of the 209,443 available across the Island.
Overall data for Adeje, Arona, Guía de Isora, San Miguel, Santiago del Teide, and Granadilla surpasses the average growth of Tenerife’s holiday offerings, which has risen by 14.7% from January to September.
The surge in holiday homes in southern Tenerife has exhibited uneven growth across the six municipalities. Arona has seen the most significant increase in absolute terms, with 804 new homes added, amounting to a rise of 20.4%. This category now makes up 32.3% of the tourist accommodation options in the largest municipality in the south when considering both hotel and tourist apartment beds.
Meanwhile, San Miguel de Abona has experienced the highest relative growth, with a 24.33% increase, equating to 193 new homes. Although not typically regarded as one of the major tourist hubs in the region, this municipality is expanding rapidly, and in terms of holiday housing, this type of accommodation constitutes almost 50% of its overall tourist portfolio.
Adeje has likewise added 513 new holiday accommodations, resulting in a 14.32% rise. Traditionally celebrated for its vast array of hotels, it has also witnessed a notable boost in holiday housing, albeit at a steadier rate compared to its neighbour Arona, which shares similar economic characteristics. The notable development comes from Santiago del Teide, which has exhibited significant growth in the number of vacation home places this year. By September, the municipality reached 958 available homes compared to 808 in January, marking a gain of 150 places, equivalent to an 18.56% increase.
Increasing Hotel Capacity by 6 Times
Granadilla stands out due to the dominance of holiday housing within its tourist offerings, comprising 85.6% of total places in this category. The municipality, featuring two principal coastal centres, Los Abrigos and El Médano, has limited hotel infrastructure, which has enabled this form of accommodation to play a key role in meeting local tourist demand.
A noteworthy fact is that the number of holiday homes nearly multiplies the hotel and apartment offerings by six times in the area, establishing this accommodation type as the frontrunner in this particular market.
In contrast, Guía de Isora has witnessed minimal growth in its holiday home supply, with only 10 new units added between January and September, amounting to a rise of 1.76%. In the Isorano municipality, this aspect of tourism has a relatively minor influence compared to other towns in the region.
Regarding available accommodations, the total number of beds offered through holiday homes across the six municipalities in southern Tenerife totals 82,094 places, underscoring their significance in the island’s tourism landscape.
Adeje leads the way in bed availability with 19,388 beds. During the first nine months of the year, the town recorded an increase of 1,782 beds, equating to a growth of 10.12%.
The most notable percentage increase is found in San Miguel, which added 892 beds to reach a total of 4,536, indicating a rise of 24.27%. These figures highlight that, following traditional residential and vacation tourism, particularly in hotspots like Golf del Sur and Amarilla Golf, holiday homes are gaining traction within the municipality.
Concentration of Tourist Offerings
These statistics reveal the economic and social significance of these six municipalities within Tenerife. Specifically, in the realm of holiday housing, where demand is consistently growing, 64% of the Island’s establishments providing this type of accommodation are concentrated within these areas. In terms of bed capacity, these municipalities represent 66.5% of the sold beds on the Island.
