The price of used housing in the Canary Islands rises by 3.6% during the second quarter

SANTA CRUZ DE TENERIFE, July 3 (EUROPA PRESS) –

The price of used housing has experienced a rise of 3.6% in the Canary Islands during the second quarter of the year, leaving the price per square meter at 2,245 euros, which represents an increase of 11.4% year-on-year and the highest price in the Canary Islands since idealista has records, according to the latest price index of the real estate portal.

The Canary provinces have had an upward behavior in their prices: they grew by 2.2% in the case of Las Palmas, up to 2,173 euros/m2, and 4.8% in Santa Cruz de Tenerife, up to 2,307 euros/m2 , which is a new price record in this province.

The biggest increase registered in the province of Las Palmas is that experienced by Tuineje, where prices have increased by 6.8% in the last quarter. This is followed by increases in Puerto del Rosario (6.5%) and La Oliva (5.7%). On the opposite side are the falls of Teror (-4.3%) and Agüimes (-4.1%). Prices in Las Palmas de Gran Canaria have risen by 0.4% to 2,127 euros/m2.

San Bartolomé de Tirajana reaffirms itself as the most exclusive market: its 3,497 euros/m2 mark the ceiling of the islands, while the cheapest in Las Palmas is Vega de San Mateo and its 1,090 euros/m2.

In the municipalities of the province of Santa Cruz de Tenerife, the greatest increases have occurred in Adeje (11.7%) and Guía de Isora (10%), while the greatest decrease has occurred in Santa Cruz de la Palma (- 6.5%). In the city of Santa Cruz de Tenerife, the price rises 3.2% during the spring and settles at 1,771 euros/m2.

The most expensive market in the province is Adeje (3,833 euros/m2) and Tanque the cheapest (896 euros/m2).

WIDESPREAD UPGRADE.

The price of used housing in Spain rose by 2.4% during the second quarter of the year. This increase leaves the square meter at 1,990 euros. Considering the annual variation, prices have increased by 7.6% in the last twelve months

Sixteen of the seventeen communities have higher prices than before the spring. Among the provinces, 13 closed the quarter negatively. In the capitals the evolution has also been uneven, since 8 of them have ended the quarter in negative.

In the city of Barcelona, ​​prices have grown by 1.7% during the spring, which has left the price per square meter at 4,131 euros. Prices are still 4.1% lower than the maximum reached in June 2007.

In Madrid, the expectations of sellers grew by 2% during the last three months, which places the price per square meter in the capital at 4,015 euros. In the interannual rate, the price rises 5.1%. Currently the capital returns to mark its historical maximum.

In Valencia, during this quarter, the expectations of the owners of homes for sale increased sharply. The rise of 4.9% in the second quarter of the year has left the price per square meter at 2,226 euros. If we compare the prices with those of a year ago, the increase is 12%, although it is still 6.8% below the maximum price reached in February 2008.

There are 8 capitals that have seen how the price of housing fell in the first three months of the year. The greatest fall was registered by Pontevedra (-1.6%), followed by Zamora (-1.5%), Huelva (-1%), Ourense (-0.9%), Castellón (-0.3%), Oviedo (-0.3%), Granada (-0.2%) and Bilbao (-0.1%). In San Sebastián prices have not moved in the second quarter of the year.

Except for the slight fall in Bilbao, the large markets saw how the expectations of sellers increased. In Palma they registered a rise of 7.2%, while in Malaga the rise was 5.3% and 4.9% in Alicante. In Seville the increase has remained at 1.4%.

The greatest increases have been registered in Soria, where they grew by 8.7%, Palma, Ávila (6.5%) and Pamplona (6%). Four cities set all-time highs in this month of June: Palma, Pamplona, ​​Málaga and Madrid.

San Sebastián is the most expensive Spanish capital (5,191 euros/m2), followed by Barcelona (4,131 euros/m2), Madrid (4,015 euros/m2), Palma (3,787 euros/m2) and Bilbao (3,171 euros/m2). On the opposite side of the table we find Zamora, the cheapest capital, with a price of 1,114 euros/m2.
