The General Planning Plan (PGO) of Puerto de la Cruz undergoes its first major modification after 30 years of being approved, with the aim of adapting the planning to the current reality of the municipality.
The change consists of expanding the uses of seven zones to include commercial activity, as confirmed to DIARIO DE AVISOS by the Councilor for the Sustainable City and Planning Area, David Hernández, who stresses the importance of “giving regulatory coverage to uses that this document does not It currently collects despite the fact that they have been consolidated for decades and are located in favorable places for it, next to some of the most important roads in the city”. A clear example of the problem that has existed due to the clash between what is included in the PGO and the reality of the municipality is that of the plot where the Martiánez Shopping Center is built, which is classified in the planning as infrastructural facilities and does not admit commercial use. , despite the fact that this has been going on for almost three decades and is already fully consolidated.
The expansion of uses will make it possible to overcome the inconveniences and impediments that the current planning entails in specific points, such as the areas of Las Arenas, El Esquilón-San Antonio, La Vera, Martíanez, El Tope and La Paz, most of them in around the roads TF-312 (which joins El Botánico and Las Arenas), TF-320 (as it passes through La Vera) and Aceviño.
In addition to reinforcing and energizing the existing commercial activity, the work carried out aims to facilitate the implementation of adequate public facilities and facilities for each area, eliminating the rigidities of the current plan in terms of the types of facilities and facilities that are allowed in each case, which They were a limitation for future investors when starting their venture.
From now on, Puerto de la Cruz has an added opportunity for economic attraction and diversification, enabling the extension of the local and accessible commercial fabric.
This modification carried out by the Cabildo de Tenerife, at the request of the aforementioned municipal area, through the public company Gestur, is part of the assistance and cooperation work of the Island Corporation to the town councils in matters of territorial planning and urban.
In global terms, the uses of the current planning are adapted to the socioeconomic needs and the current reality of the city in a total area of almost 90,000 square meters.
The document has already passed the simplified procedure of strategic environmental evaluation by the environmental body of the Cabildo and its initial approval is being processed. Once this step has been taken, it will be submitted to public information for a period of 45 days in which allegations may be submitted before being definitively approved.
