The rental price in the Canary Islands rises 15.4% in November, according to Fotocasa

SANTA CRUZ DE TENERIFE, Dec. 19 (EUROPA PRESS) –

The price of rental housing in the Canary Islands has fallen by 0.4% in its monthly variation and has risen by 15.4% in its interannual variation, placing its price at €11.16/m2 per month in November, according to the Data from the Fotocasa Real Estate Index. This year-on-year increase (15.4%) represents the second highest value detected in 2022.

All communities have increased the year-on-year price in November. In five communities, double digits are exceeded and specifically in the Valencian Community, the Balearic Islands and the Canary Islands, they exceed 15% year-on-year.

The order of the areas of Spain with year-on-year increases is the Valencian Community (16.6%), the Balearic Islands (16.5%), the Canary Islands (15.4%), Madrid (14.0%), Cantabria (10.1% ), Navarra (8.4%), Extremadura (8.0%), Galicia (7.9%), Castilla y León (7.3%), Region of Murcia (5.6%), Andalusia (5, 5%), Asturias (5.4%), Catalonia (5.3%), the Basque Country (5.1%), Aragon (3.1%), La Rioja (2.9%) and Castilla-La Mancha (1.0%).

In November three communities exceed the maximum rental prices per square meter per month. The areas of Spain with the highest prices of the entire historical series are the Basque Country (€13.95/m2 per month), the Valencian Community (€10.05/m2 per month) and Andalusia (€9.02/m2 per month ).

Regarding the ranking of autonomous communities with the most expensive house prices to rent a house in Spain, in the first places are Madrid and Catalonia, with prices of €15.36/m2 per month and €14.69 /m2 per month, respectively. They are followed by six more communities with prices above €10.00/m2 per month and they are: the Basque Country with €13.95/m2 per month, the Balearic Islands with €13.95/m2 per month, the Canary Islands with 11.16 €/m2 per month, Navarra with €10.58/m2 per month, Comunitat Valenciana with €10.05/m2 per month and Cantabria with €10.05/m2 per month. On the other hand, the region with the cheapest square meter is Castilla-La Mancha with 5.92 euros.

All provinces increase the year-on-year price of rental housing in November 2022. The increases correspond to the provinces of Las Palmas (15.3%) and Santa Cruz de Tenerife (13.3%), according to the Fotocasa Real Estate Index.

Regarding prices, the order of the provinces by price is Las Palmas with €11.65/m2 per month and Santa Cruz de Tenerife with €10.38/m2 per month.

In all of the municipalities analyzed, the price of rental housing has increased compared to the previous year. The city of Santa Cruz de Tenerife capital is the one that accumulates the most increase in November with 20%. They are followed by the cities of Telde (16.1%) and Las Palmas de Gran Canaria (13.1%).

Regarding the price per square meter in November, the three cities with the highest prices are Las Palmas de Gran Canaria (€12.19/m2 per month), Santa Cruz de Tenerife capital (€10.79/m2 per month) and Telde (9.11 €/m2 per month).
