The sale of homes in the Canary Islands increased by 54.9% in the month of January compared to the same month of the previous year, reaching 2,126 units, while the average price per square meter stood at 1,751 euros, with a rebound of 7.2% compared to the same month of 2021, according to data from the General Council of Notaries released this Tuesday.
By type of home, sales of flats increased by 69.7% year-on-year, reaching 1,643 units, while single-family homes increased by 19.4% year-on-year, reaching 483 units.
The prices of flats had an increase of 15.1% compared to the same month of the previous year, reaching 1,773 euros per square meter, while the price of single-family homes averaged 1,712 per square meter, registering a decrease 2.9%.
At the national level, the sale of homes increased by 34.5% year-on-year, to 47,503 units, and the average price per square meter stood at 1,599 euros, which is 6.8% more compared to January of 2021.
By type of home, sales of flats rose 37% year-on-year, to 36,058 units, and single-family homes rose 27.3% year-on-year, to 11,444 units.
The prices of flats had an increase of 4.2% compared to the same month of the previous year, up to 1,776 euros per square meter, and the price of single-family homes stood at 1,301 per square meter, which means 11.1% more.
According to notaries, the sale of housing grew in all the autonomous communities in January, although some in particular stand out for registering an evolution above the national average (34.5%). These are the Balearic Islands (66.7%), the Canary Islands (54.9%), Extremadura (49.1%), Castilla y León (48.5%), the Valencian Community (45.1%), Andalusia (41, 1%), La Rioja (40.0%), Asturias (39.5%), Castilla-La Mancha (37.9%) and Cantabria (35.8%). On the other hand, the smallest increase was registered in Navarra (2.1%).
PRICE FALL IN GALICIA, NAVARRA AND LA RIOJA
The price per square meter rose 6.8% year-on-year at the national level. Specifically, in 14 autonomies there was an increase in the price of housing and in the remaining three it decreased.
By order of magnitude, double-digit increases were recorded in the Balearic Islands (22.6%), Cantabria (21.3%), Asturias (18.2%), Extremadura (17.4%), the Valencian Community (16.2% ), Aragon (12.7%), Catalonia (11.9%), Madrid (11.4%) and Andalusia (11.2%). On the other hand, house prices registered decreases in Galicia (-39.4%), Navarra (-4.6%) and La Rioja (-2.9%).
INCREASE IN LOANS FOR HOME PURCHASE
In January, mortgage loans for house purchase grew by 28.3% year-on-year at the national level, to 24,606 operations. The average amount of these rose by 2.2% year-on-year, reaching 150,119 euros on average.
The percentage of home purchases financed by means of a mortgage loan stood at 51.8%. In addition, in this type of purchase with financing, the amount of the loan represented an average of 73.6% of the price.
At regional level, mortgage loans for house purchase grew in all communities and reached two-digit rates. The increases in Castilla y León (53.3%), Cantabria (47.9%) and Canarias (44.3%) stood out, while the smallest increase was registered in Navarra (11.1%).
Regarding the average amount of new mortgage loans for house purchase, the evolution continued to be uneven at the regional level, as they grew in twelve communities and decreased in the remaining five. The increases in Asturias (12.8%), Cantabria (11.4%), Aragón (10.5%) and the Canary Islands (10.4%) and the setbacks in La Rioja (-60.9%) and Navarra stood out. (-3.6%).
