Get Ready for the NRUA: Spain’s New Rental Law Starts July 1, 2025

🏷️ What is the NRUA?

The NRUA (Unique Registration Number for Rentals) is a mandatory code required to advertise any short-term rental property in Spain on digital platforms. It was created to regulate and bring transparency to the holiday rental market.

It comes from EU Regulation 2024/1028, and was implemented in Spain through Royal Decree 1312/2024 (December 23, 2024). It includes a centralized digital system for applying for the number, either online or in person. A digital certificate is not required—you can use a one-time password (OTP) instead.


📅 When does it take effect?

  • Mandatory from: July 1, 2025

  • By then, over 100,000 registrations had already been issued by the Spanish Property Registry.

From this date, it will be illegal to advertise a holiday rental without a valid NRUA.


✍️ How to get it?

  1. Apply through the local Property Registry (online or in person).

  2. Provide the necessary documents (e.g., licenses or declarations).

  3. Use a digital certificate or request an OTP code.

  4. Once issued, you must include the NRUA in all rental listings.

  • To comply with EU regulations and create a unified rental framework across member states.

  • For tax control and better tracking of the short-term rental market.

  • To help public authorities manage and oversee the sector.

    What will this mean and will it regulate rental pricing, cos as it is now it is way overpriced just about everyehere? Wil rent include water el. etc, and what about deposits? How wil this stop scoundrels and other fake renters and scammers from stealing peoples money? The market needs to be regulated and controlled by a non party and neutral group, which can be paid by a fee by the renter or rental co. for their service. Renters or rental co. should report weekly to the regulations commitee how many nights and persons in the aptm. With names, nationallity, contact info etc. just as Hotels do today.
