Plans Unfold to Demolish the Lagoon: What’s Next?

The Urban Planning Management of the City Council has already devised the project for the demolition of the former tourist complex of the Hotel Neptuno, situated on the main highway of Bajamar, which has been legally declared as Ruin. The project estimates the expenses for the demolition to be 736,703.85 euros, with an expected duration of around 6 months. The autonomous agency is in the final stages of preparing the file for the contracting of this work.

Constructed in 1959, this outdated tourist complex consists of a hotel with nearly one hundred rooms and 27 independent bungalows, all in a state of neglect since its closure in 2007.

The mayor of La Laguna, Luis Yeray Gutiérrez, emphasises that this file “has involved a lengthy and intricate administrative process, both due to the nature of the buildings and the changes in ownership that have occurred, along with the need to address the legal challenges filed by these parties.”

“For years, we have witnessed the ongoing deterioration of the buildings and their surroundings, which not only tarnished the image of this significant area of the municipality but also posed a risk to the safety of pedestrians and residents. Now, at last, we are in a position to announce that the demolition will commence this year, allowing us to resolve this serious issue,” commented the mayor.

The Councillor for Territorial Planning and Director of Urban Planning Management, Adolfo Cordobés, underscores the “particular complexity of this intervention due to the necessary safety measures that must be implemented, affecting the final expense and bringing it to nearly 737,000 euros.”

Currently, the mayor states, “we are finalising the file to contract the demolition work for the complex, with the execution period estimated in the project to be six months, to be subjected to public tender in forthcoming months. The costs related to both the drafting of the project and the execution of the works will be borne by the ownership company of the property.”

It is important to note that the legal status of the complex was declared in May 2019, after which the maintenance of certain precautionary measures was mandated during the processing of the file. The situation of ruin signifies that the owner must decide between demolishing the complex or undertaking a complete renovation.

A few months later, in August 2019, the administration was informed of a change in ownership of the complex. The new acquiring company expressed interest on several occasions in the possibility of renovating the complex, though these intentions were not reflected in the submission of the suitable projects.

Consequently, in August 2023, and due to the non-compliance of the owners, who neither demolished nor renovated the complex, the Urban Planning Management arranged for the subsidiary execution to demolish the building, approving the provisional settlement of the Costs for both the drafting of the demolition project and its execution, to be charged to the ownership company.
