Finding an affordable residence in Adeje, one of the most touristy municipalities in Canary Islands, is becoming an increasingly challenging task. The most budget-friendly options on the Idealista real estate portal include a 20-square-meter wooden house in Tijoco and a prefabricated house being offered as an independent villa.
Nothing available below 75,000 Euros in the entire municipality. When filtering the search by price, out of the 2,089 available properties, only one appears at that value. Not a suitable option for everyone as it is a 20-square-meter wooden house in the enclave of Tijoco being offered as “an opportunity to start your off-grid life tomorrow”. The listing claims it has all the essentials for living: water, solar electricity, water heater, separate bathroom, and a kitchen on the terrace.
Situated on rustic land but only 10 minutes from the highway and 25 from Los Cristianos. The interior is not shown, but on the terrace area, there is a mattress and a chair that can serve as a chill out spot, as well as several solar panels with which the seller boasts that “you will no longer have to pay electricity bills.” Payment must be made in one go, with no installment or financing options.
It’s almost like a supermarket deal where the property can be acquired together with a 2006 Suzuki Grand Vitara and a 500kg trailer.

The second option in terms of price amounts to 90,000 Euros and is a studio in San Eugenio Alto, Costa Adeje, covering 32 square meters. The space is ready to be inhabited, in good condition, with a bathroom and a bedroom. The bed is elevated on a wooden support that serves as a second floor above the living-dining room.
The following option ―the last one below 100,000 Euros― is a prefabricated dwelling being offered as a house or independent villa for sale in Playa del Duque, in Costa Adeje. Modular construction is one of the Canary Islands Government’s initiatives to address the housing crisis in the Archipelago. These are properties that are erected 30% faster and produce 40% less CO2 emissions.

The remaining cheaper offers in the area correspond to a flat in the Urban Centre of Adeje with one bedroom and 58 square meters for 120,000 Euros, and a 41 sqm studio in Costa Adeje for 122,000 Euros. The first option is presented as an investment opportunity as it is currently rented to a tenant with an active contract.
The southern municipality of Tenerife is the most expensive in all of the Canary Islands with an average price in March of 3,877 €/m². Following closely behind is another of the most touristy enclaves in the neighbouring province, San Bartolomé de Tirajana (3,860 €/m2), in Gran Canaria.
