Santa Cruz of Tenerife will soon unveil an exciting addition – a new summer terrace! The Capitlaina Government Board has recently approved the bidding file for the rental of the plot currently occupied by the Sea Island terrace. This terrace will cover the entire plot and will be leased for 10 years at a fixed annual fee of 168,965.40 euros. The plan includes an urbanisation project to enhance the surroundings, with an estimated value of 250,000 euros,” revealed the capital councilor.
The Councilor for Infrastructure, Javier Rivero, highlighted that the current building on the Isla de Mar terrace spans 980 m2, while the new facility will boast double that space. The municipally owned plot in the Los Llanos area has the potential for a buildable area of 30,000 m2 within a 3,054 m2 plot, valued at over 28 million euros.
“This project maintains a temporary installation character, with the new feature of an urbanisation project that includes the complete renovation of the plot’s surroundings, landscaping included, with an estimated cost of 250,000 euros,” mentioned the Councilor for Infrastructure. He also noted that the demolition of the existing structure on the old terrace is estimated to cost 88,921.54 euros.
The tenant will be responsible for the urbanisation and facility technical projects, including the demolition of the old terrace. Expenses related to plot development and demolition will be deducted proportionally from the annual fee over the first five years of the lease contract.
Javier Rivero highlighted that based on the plot’s economic value, the future tenant must pay the City Council a fee of 1,689,624 euros divided over ten years, resulting in an annual fee of 168,965.40 euros. In case the lease is terminated by the Local Corporation within the first five years due to public or social interest, compensation will be provided.
The Councilor for Infrastructure informed that proposals can be submitted within 60 days of the tender being published on the State Contracting Platform, resolving issues such as the neglect of the Isla de Mar terrace. Actions have been taken to improve security and prevent unauthorised access, paving the way for the transformation of Los Llanos this year.
“This initiative will create a modern, high-quality space for restaurants and leisure in Santa Cruz,” said Javier Rivero. The terrace’s strategic location near the Transport Interchange and administrative buildings, next to Avenida de la Constitución, positions it as a potential metropolitan attraction, enhancing the area near the Víctor Zurita Soler roundabout, currently cluttered with unregulated vehicle parking and advertising billboards on the remains of the Refinery walls.”
