The public company Viviendas Sociales de Canary Islands (VISOCAN), given the lack of housing available to be rented and even more so at moderate prices, has started a procedure of concurrence of offers to assume the management of subsidized housing of general regime in lease to 25 yearsto be built by private developers, with the aim of subsequently assigning them for rent at affordable prices.
The private developers that are selected in this procedure will receive in compensation, during an initial period of 15 years, extendable and conditioned, for periods of five years, a guaranteed price calculated per square meter of useful surface area of each home and its related annex.
The purpose of this procedure is to facilitate the access of families to rental housing in areas where there is not enough supply to cover the existing demand at affordable prices. For this reason, the homes offered in this procedure must be located, preferably, “in one of the municipalities with a preferential location for homes subject to a public protection regime, paying special attention to the needs of the metropolitan areas and island capitals, urban centers newly created or expanding and tourist areas”, according to the resolution published by VISOCAN in this procedure.

The characteristics of the properties eligible for this transfer of management of subsidized housing under the general regime to be built, according to the bases published by VISOCAN, They must be complete buildings in which all the elements that make up the building will be included.. Specifically, with regard to the type of homes, it is recommended that they have a number of bedrooms of no more than three and a useful area between 40 and 75 square meters. With regard to attached garages and storage rooms, their maximum useful area must be 25 and 8 square meters, respectively, admitting only one annex (garage or storage room) per dwelling and provided that it is registered to it.
