The municipal housing and services company of La Laguna (Muvisa) has activated the process of acquiring homes in the municipality with a first specification for an amount of one million euros. The object is to increase the public park with which to meet the needs of the various programs that the City Council has in this area.
The mayor, Luis Yeray Gutiérrez, affirmed that this process “is the result of the commitment of the Government group to guarantee the access of our neighbors to decent housing and in reasonable conditions. Our will is that these people have facilities to access public housing in our municipality.
Meanwhile, the Councilor for Social Welfare, Rubens Ascanio, explained that this investment from the municipal Housing program will be used to care for families that lack sufficient resources and are in a situation or at severe risk of social exclusion, but also those with low income and who do not have options to access the private market due to the high current requirements.
The mayor recalled other measures, such as the Empty Homes Rescue program, “which, thanks to the collaboration of the owners, has allowed us to offer a home to 11 families in the municipality.”
In addition, Ascanio highlighted the ongoing project for the construction of modular homes for social use, already included in the budgets for the year that is ending and that “will continue in 2023, with an item of more than 2 million.”
For his part, the CEO of Muvisa, Juan Ignacio Viciana, indicated that “this specification is the result of intense work with Social Welfare to begin to have a public housing stock that allows us to make a better social policy.”
The specifications for the acquisition of homes, published on the Muvisa website, establish periods of 30 calendar days for the submission of offers. Once the favorable technical report has been obtained in accordance with the mandatory requirements, an assessment will be made according to the best prices and the largest number of homes. Subsequently, an independent appraisal will be made.
Requirements
The sale prices of the homes offered may not exceed 1,439.06 euros per square meter in downtown La Laguna, 1,359.10 euros in the northeast and 1,349.09 euros in the rest of the municipality.
The bids submitted must be for complete buildings, with a minimum of four homes that mostly have three and two bedrooms. However, the acquisition of buildings with less than four homes and even individual ones may be assessed.
The properties must be in consolidated service and infrastructure environments, be in a situation of urban legality, as well as in technical and legal conditions for their use, free of occupants and tenants, without charges of any kind and having the precise documentation.
They will have to be finished, in habitable conditions for immediate occupancy, without prejudice to the fact that they require occasional minor adjustments. However, and in the case of not having properties with this requirement, the acquisition of those whose reform works does not exceed 20% of the purchase price may be assessed.
