he Canary Islands Government Council has given its approval to the proposal for prior administrative authorization for the construction project of a four-star hotel, with 146 accommodation units and 292 beds, in San Miguel de Abona (Tenerife).
This is a mandatory procedure at the request of the Ministry of Tourism, Industry and Commerce and which, prior to authorization by the Cabildo, must assess whether the hotel project meets the standards of building quality and energy sufficiency.
In addition, it has to be analyzed whether the minimum environmental impact is guaranteed, in accordance with the assumptions and conditions established in the Canary Islands Tourist Renovation and Modernization Law.
According to the documentation presented, the plot on which the establishment is projected is located on Jose M. Galván Bello avenue and has an area of 17,635 square meters.
It is intended to develop a 4-star hotel on it, complete with areas for general use such as reception, restaurant area, gym, collective swimming pools, space for children’s outdoor play and facilities and services necessary for the hotel’s activity.
According to the project, at the eastern end of the plot it is planned to house a spa accessible from outside the complex, equipped with an entrance hall, pool area, massage cabins, Jacuzzi, sauna, Turkish bath and hydrotherapy showers.
In terms of energy efficiency, according to the documentation presented, the building combines high interior comfort with low energy consumption through an excellent degree of insulation. In order to reduce energy consumption, efforts have been made to maximize lighting and natural ventilation. Likewise, the project will have a double control against solar radiation.
For its part, the Law of Tourism Renovation and Modernization of the Canary Islands provides that prior authorizations will only be granted for tourist accommodation places in Lanzarote, Fuerteventura, Gran Canaria and Tenerife, as a necessary requirement for the subsequent urban planning licences, when their purpose is the new implementation of hotel and non-hotel accommodation establishments and when territorial planning does not expressly prohibit them.
