This has forced the City Hall of Santa Cruz to look for parking alternatives for the residents of the area, a search that, after months of negotiation, is going to materialize in the purchase of a plot of land, on La Rosa street itself. According to the first calculations, in this plot of about 1,400 square meters, it will be possible to enable more than fifty parking spaces. The purchase-sale operation has been closed for three million euros, which is the price requested by the owner of this space, the company Coral Homes.
As the Councilor for Heritage, Juan José Martínez, explained to DIARIO DE AVISOS, “the last appraisal we had, which was done in 2021, estimated the value at a lower amount than that requested by the owner company, mainly because there is part of the possible building that is affected by the Catalog of protection of historical heritage of the municipality”. “As the technical appraiser was not aware of what volumetry, of what traces, in short, of what could be done in those affected square meters, the appraisal was, due to a principle of prudence, at zero”, added the mayor.
In these months, therefore, “what the Heritage technicians have done is go to both the Urban Planning Department and the Historical Heritage Commission to find out the volumetry to be attributed to these lands,” explains Martínez, who adds that “a Once the latter has been determined, it has already been possible to assign a market value, which, applying prudent and conservative criteria, reaches those three million, with which we have finally been able to have an appraisal that allows us to formalize the acquisition of this plot in the terms established by the owner.
For the mayor, José Manuel Bermúdez, “the purchase of the plot of land on Calle de La Rosa is an opportunity for the municipality, not only to offer an alternative, as we promised, for a correct planning of this work, allowing an alternative of parking lot while the work on this project lasts, which will mean a profound transformation in the main artery of the El Toscal neighbourhood”. In addition, “the capital is going to acquire a plot of land in a strategic area of the city center that can have very diverse uses, all of them according to the needs of the environment.”
