The Government Council of the Canary Islands approved this Thursday, prior to the authorization of the Cabildo de Tenerifethe construction of a complex of 88 apartments with 194 beds in San Miguel de Abona, after the approval of the file processed by the Ministry of Tourism.
According to the submitted documentation, the construction of a complex with 77 one-bedroom units and 11 two-bedroom units is projected on a plot of 9,927.5 square metersdistributed in various buildings adapted to the topography of the land.
Specific, the complex is distributed in four building bodies that close each of the plot fronts to the public road and whose buildings basically comprise accommodation units and the reception on the ground floor, as reported by the Government.
Accompanying these buildings is planned to be built below the upper level of the complex, a volume that houses complementary services and community uses: parking, gym, spa and complex administration area.
In addition, it will have a reception area, as well as circulation spaces, rest areas, collective services and free space areas and gardens (Kid’s Club and Playground).
Secondly, The adult pool will have a total area of approximately 292 square meters, which includes a lake pool and a 25-meter-long swimming pool, together with a solarium area with an approximate surface area of 455 square meters and a Jacuzzi with an approximate surface area of 17 square meters.
Also noteworthy is the gym, with a training area and directed classes, with an area of approximately 149 m², an equipped healthy park of approximately 124 m² and a spa with Jacuzzi, sauna and beauty and massage cabins and a rehabilitation area, as well as a area co-working either business center.
“According to the project, it is a promotion committed to the place, the local ecosystem and the environment in general, developing a proposal for the implementation of the building adapted to the landscape and climatic characteristics of the town and that takes advantage of the privileged situation with respect to the coast and the views over the sea”, highlighted the Government in the note.
It adds that the Canary Islands Tourism Renovation and Modernization Law provides that prior authorizations will only be granted for tourist accommodation places in Lanzarote, Fuerteventura, Gran Canaria and Tenerife, when their purpose is the new implementation of hotel and non-hotel establishments, the latter case when the territorial planning does not expressly prohibit it, “which must comply with standards of building quality and service”.
These standards must guarantee the minimum environmental impact in terms of, at least, saving water, noise and light pollution and waste management, meeting the conditions of density, equipment, infrastructure and services established by regulation to configure a model of excellence and eco-efficiency , as well as to obtain quality certifications and tourist environmental management and maximum energy efficiency.
