The construction of a large underground car park, with more than 500 spaces, on the site located between the towers of Santa Cruz, the two residential buildings that rise in Cabo Llanos, has been ruled out after the delivery of the feasibility study commissioned by the Department of Public Services. In said report it is concluded that a car park is not feasible there due to the large amount of car park that already exists in the area. Regarding the deadlines for this new project, Tarife advances that “once we have contracted the drafting of the project, I would like the neighbors to participate in the design of the park. The idea is to hire the drafting of the project this year, so that next year, with the project already approved, the work is put out to tender”.
And it is that this change in the original idea of the area, which has been considered since 2018, is due to the fact that the authors of the report understand that the high cost that the construction of the car park would have is not compensated by the needs of the area, which in Currently they are already covered with surface car parks.
Thus, as stated in the report’s conclusions, “currently, the supply of car parks for residential use is basically covered, since most of the buildings in the area are newly built and have underground parking”. He adds that, at present, “the area close to the study area is not consolidated, although it may have significant growth in the coming years.”
Cost
It is detailed that on the plot it is possible to install a car park with 530 or 354 spaces, with a construction cost of 4.98 and 3.64 million euros, respectively, and if it were carried out, the incorporation of the car park does not have to affect traffic in the area. Despite this, “the current offer, much of it free, is greater than the demand, so the implementation of a new parking lot at this time, and even less not free, would not be justified.”
In addition, the traffic produced by the new uses, indicates the study, may represent an increase of 100% compared to the current one, compared to an increase of only 44% of the new parking spaces. Likewise, the new uses would eliminate a good part of the current free parking spaces.
Even so, the feasibility study ends by pointing out that, in the future, when the developments included in the planning are consolidated, “the implementation of a new paid parking lot in the area could be feasible, and its economic viability should be reanalyzed at that time. -finance the same”.
